Development Capabilities

From site control and capital stack planning to construction, lease-up, and stabilized operations, Momentum focuses on work that can close, perform, and remain useful for residents over the long term.

Predevelopment & Site Control

Screen sites, evaluate zoning and utilities, and shape acquisition strategy before a project moves into full design.

Capital Stack Planning

Coordinate LIHTC, HUD, AHFC, grants, debt, and equity into a financing approach that can actually be built and operated.

Construction & Delivery

Keep architects, contractors, consultants, and ownership aligned from due diligence through closeout and turnover.

Lease-Up & Operations Handoff

Build leasing, compliance, and resident onboarding into the project before the first homes come online.

Design & Entitlement

Coordinate architects, engineers, and local planning departments through zoning, environmental review, and accessibility approvals so projects stay buildable.

Long-Term Asset Stewardship

Build operating performance into the project from day one — preventive maintenance, compliance reporting, and financial oversight that protect the asset for decades.

How a Momentum project comes together

Our development work follows the same five phases on every site — from first acquisition review to long-term stabilized operations.

Phase 1

Site acquisition & feasibility

Evaluate the location, underwrite the financial model, identify LIHTC or market-rate program fit, and line up financing partners.

Phase 2

Design & entitlement

Work with architects, engineers, and local planning departments to finalize design, zoning, and the environmental and accessibility reviews required to build.

Phase 3

Construction

Partner with Alaska-based general contractors to deliver quality construction that holds up to northern climates and long operating horizons.

Phase 4

Lease-up

Market the community, process applications, and place qualified residents — guided by our in-house property management team from day one.

Phase 5

Stabilized operations

Transition into long-term management with on-site staff, preventive maintenance programs, compliance reporting, and ongoing resident services.

Extended-Stay & Workforce Housing

Office & Institutional

Plan office and institutional buildings with Alaska climate, long-term systems performance, and operational durability in mind.

Mixed-Use & Retail

Coordinate projects that combine commercial tenancy with residential or office uses in one workable property strategy.

Remediation & Repositioning

Guide older assets through remediation, repositioning, brokerage coordination, and sale-readiness planning.

Industrial & Marine Facilities

Develop and reposition warehousing, fish-processing, and harbor-adjacent properties built for Alaska’s logistics, marine, and resource industries.

Commercial Property Management

Run day-to-day commercial operations — tenant relations, lease administration, vendor coordination, and reporting — across the portfolio after delivery.

Notable Past Projects

Weeks Field Estates
Redevelopment

Weeks Field Estates & Raven Landing

Weeks Field Estates and Raven Landing sit on a 13-acre Fairbanks site that previously held the 272-unit Fairview Manor. Momentum Management demolished the original buildings and constructed 130 low-income housing units alongside 100 market-rate senior housing dwellings, plus a community center on the balance of the site.

Petco commercial development Soldotna
Commercial

The Petco building is a 10,000 sq ft concrete structure in a bustling section of Soldotna, Alaska — Momentum Management’s first commercial development, and one that has been very well received.

Eagle Cotton Mill after renovation
Historic Rehabilitation

Eagle Cotton Mill — Madison, IN

Originally constructed in 1884 in the historic town of Madison, Indiana along the Ohio River, the Eagle Cotton Mill sat vacant from the mid-1980s onward. Momentum Management’s development team rehabilitated the property into an 85-unit Fairfield Suites by Marriott. The capital stack paired Indiana DINO state tax credits, federal historic tax credits, and a grant from the City of Madison — each integral to making the project feasible.
